Below are a few indicative tips, for the potential client  to avoid conflict, problems and possibly financial loss.

According to the local planning regulations on Skopelos Island

MINIMUM PLOT SIZE OUTSIDE TOWN'S PLAN

A freehold building plot which is outside the Town's Plan can obtain building permission when it has a minimum size of  4.000m². On a plot of 4.000m² buildings totalling 200m² can be built, plus 20m² of covered patios and 20m² of covered balconies. Basements are extra and do not count.

BASEMENT BUILDING

Basements are allowed to have reasonable heights; 3 metres for example is a very good height and acceptable by the Building Office. However, they should not be raised more than 80 cm above the ground level, and windows are allowed to be constructed on that raised part of the building.

OLD COTTAGES

To get a renovation permission or main electricity connection for an old cottage, outside the Town's Plan on a piece of  land smaller than 4.000m²,  legal documentary evidence should be produced to prove that it was built before 1955.

OLD TOWN HOUSES

To get a renovation permission or main electricity connection for an old house in the Town's Plan, legal documentary evidence should be produced to prove that the house was built before 1955.
